    Hmmm well, if you just had a valuation survey then you have no recourse if there is a problem, plus you dont know if they have appeared since you bought the property.
    You will have to wait for the report to know if its anything serious.
    Personally I wouldnt have paid half the cost of the report that is up to the buyer.

    If it was going to be £500 for a full structural survey i wouldnt have paid halves, apparently this guy is going to just come and look at these 2 cracks and give an opinion on the severity. I had a builder over the road take a look and he just said it was settlement but he isnt a surveyor, anyway ive already rang tesco insurance and asked what the position was if theres a problem and they have said settlement not covered but subsidence is with a 1k excess. Interesting indeed, these cracks probably been there forever, but at least the surveyor did his job and noticed them fair play to him,

    I actually think it's a good idea for you to pay half as you were quite lucky to get an asking price offer after refusing one of just £2000 under asking price.

    If these cracks are on the exterior of the property & serious, it's important that you know the worst in case this buyer pulls out. They are likely to show up on any future surveys done, so could put off potential purchasers, or cause them to negotiate a lower offer price to allow for remedial work.

    As pawpurrs mentions, a basic lender's valuation won't hightlight any problems. It's only purpose is to establish that the property appears to be worth the money they will lend on it.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.

    Crikey! You know what you're doing getting it re-rendered; I don't know why you're asking for help!

    If they really are hairline and they follow the mortar lines, I can't see what the issue is. I'd rather pay half for the structural engineer than pay for the rendering too.

  • I wouldn't do that im just highlighting how ridiculously easy it would have been to cover these tiny cracks and save all the hassle now of structural engineer coming round who'll probably condemn the house like they normally do. Been reading these forums for quite a while now and it is worrying the amount of surveys coming back with negligible concerns but wording them in a fashion to frighten the life out of buyers (especially ftb). Houses should be like cars i sell, sold as seen !!!

    Totally understand your point about surveys frightening buyers, but it really isn't something people generally do everyday and it doesn't matter how a solictor words the word 'crack', they will read 'gaping hole'. Just have to help them through, reassure them that you've renovated it to a high standard with extra care, considering the fact that it has been your home :) Invite them round to look at the crack if it's that tiny!

  • We actually bought it renovated and it is a high standard to be honest, house is 100 years old and will still be around when im dead and buried. 316 ti there is a market for them just got to price sharply. I like the term small crack by the way, conjurs up allsorts of pleasantries.
