List of questions to ask?

Questions to ask new landlord..?

What questions should be asked before signing a tenancy agreement to protect both my partner & I plus our deposit?

This landlord is asking for £625 Deposit
&
£312.00 security deposit against any damages to the glass doors.

Does this sound about right? As I was under the impression that’s what a deposit was for? Damages?

I'd be weary about the deposit being split like that, might be better to ask for it to be made into a single deposit registered with one of the protection schemes...
  • A deposit is a deposit is a deposit.

Assuming you are signing an AST (Assured Shorthold tenancy) in england&wales then the deposit can be up to 2-months rent. He must register it in an approved scheme, there are 3. He can't split it between "doors" & anything else...

Is this for a flat/house or just rented rooms?? Is the landlord living in the same building??

He doesn't sound like he knows what he his doing.

Artful (Landlord: Still doesn't know what he's doing////)
  • Ok, Here is the basic,

He told us, that every landlord in England would ask for an extra security deposit on double glass doors that was floor to ceiling due to the amount to repair & re-fit.

We was looking at a 2 bedroom house. No the landlord lived elsewhere.

He also stated that because he was under a letting agent, They would hold the deposit on MY behalf.

When I asked him, Why he has split it into 2 money groups, He said, That he will hold onto the £300 whilst the agent would hold the main amount of cash.

I will be awaiting your replies, As I’m suppose to be handing over the deposit tomorrow morning! :/ I'm starting to think i might have NEARLY fell into a trap!?

    THANK YOU FOR EVERY REPLY!
