Hi People
I was woundering if someone on here might be able to help, maybe as this has occured before.
I have a property that we've decorated and sorted ready for a tenent to move in, however (stupid i know) i left the gas certifate a bit late and just had an inspection today.
The modern applicances no problem they have been okayed. Problem is the old bolier and fireplace, although they work, i can't get them signed off unless i have the instruction/manuals for these, as apparently they are required as part of both the service and gas certificate.
I have been searching the internet trying to find somewhere to get replacements, but no luck. Has anyone else had this problem? and how did you get around it.
The Boilder is a Myson Economist Wallmounted Boiler, but seraching on the internet i've found that now Baxipotterson make the myson range.
Also the fire is a Fireplace S, by parkingson cowan.
Any help would be greatly apprecaited.

I got compensation once for devaluation of tenancy and my landlord got prosecuted, it's a great way of getting revenge when the b&&ger didn't have it done and pretended he had. Not getting safety certificate is risking other people's lives and rightly you can go to jail, legally obliged to provide tenant with certificate and onus on you to do it. Manuals are there so you know how to use safely and what warning/problem signs are.
Legally you can't rent without that certificate and if you do it's criminal AND tenancy devalued (since not rentable) so tenant can claim their rent back.0 -
Thanks Barnaby,
But thats why i'm trying to source these manuals so that i'm not one of these Bu&^ers that risk peoples lives. I want to make sure its done properly.
My problem is that the applicances work fine, but i dont have the manuals for that part of the certificate. Its not that i've lost them, its that i've recently purchased this property and unfortunatly they were never available.
If anyone could adivse i would be VERY greatful.

I don't understand why this delays the certificate. I got my property safety checked and the cert was issued, no mention of manuals.I'm a Forum Ambassador on the housing, mortgages & student money saving boards. Thanks, i will phone the guy back and query this with him, he was adiment that i needed to the manuals for each. I could provide the cooker one as this was new but the boiler and fireplace are donkeys years old.
I'm reluctant to change them as they work fine....0 -
Have you tried contacting Parkinson Cowan? Most big companies have old manuals stored on file & for a small fee will provide you with a photocopied version.
You could try Baxi/Potterton for help in tracking down the boiler manual too.The bigger the bargain, the better I feel.
I should mention that there's only one of me, don't confuse me with others of the same name.0 -
I agree with silcar and CB - I have never had to provide manuals - a certificate from a CORGI engineer to the letting agent has always been enuff.0
