The buyer is coming to look again...eek

We accepted an offer on our house on the 2nd Sept, since then the chain has fell twice (we are at the top-not buying). The chain is back on it's feet now but the lady who is buying mine is coming round tonight and I am scared she will change her mind. She had a homebuyers survey on the 9th Oct, we haven't heard of anything but I am feeling a bit stressed. I will be on the house on my own (and my son). Is this normal????

    I came twice whilst waiting for the exchange date to look at this house that I now have happily lived in for 7yrs... I just wanted to check on things like cupboard space and what curtains and tracks etc the vendor was leaving... during one of the visits she offered to leave most of her white goods very cheaply and we did buy her tumble dryer and fridge freezer but only because I was able to get a good look at them on one of my visits and saw that they were in reasonable condition... hopefully that is all your buyer is interested in

    I would say it is fairly normal for a second viewing, I guess the fact that she is still interested since the homebuyers is a good sign although it might be she wants to have a look at something that was flagged. The things is to be totally transparent and honest, ask her if the survey flagged anything up and also say these surveys are designed to note stuff that they have to mention and can cause unneccesary concern. Surveyors cover their backs and every house will have some sort of comments with a homebuyers but normally just stuff for attention not necessarily enough to negotiate the price lower. She would have spent a few hundred on the homesbuyers so she likes your house and is keen, this second visit will hopefully cement it and put her mind at rest.

    I no when we bought our first house I went a 2nd time to view it. I am currently in the process of looking again and would want to go back again to view after I had kind of made up my mind. I would want to see the house during daylight house as well as evening just so I can get a feel for the place.

    when we buy a washing machine for £300 we trawl the net, we wander round Currys and Comet at weekends, 3 weeks later we make a decision.

    When we spend £100k's on a house, we look round it for 15 minutes, and make a decision. There's a lot to take in, in 15 minutes viewing a house. Within reason let the buyers come back, being open and honest, and also 'friendly' can help along the process. Denying them to view the place looks a lot worse than them seeing any 'imperfections' the survey may have flagged

    When someone buys a car they will spend roughly 20minutes looking over it, 30 minutes on a test drive and a further 20 minutes looking again.

    The average viewing on a property takes 15-25 minutes for a purchase usually 10x the average cost of a family car.

    Why would they not want to have another look?

    Perfectly normal.

    OP doesn't say it's a second viewing - could be more!

    Second viewing tends to be just before you offer, not afterwards.

    I would assume the buyer is just looking to measure things etc, unless you know they've already done that.

    If i was going to pull out i wouldn't come round in person to do it, or come round first, i don't think.

    It would be more likely something came up in the survey that the buyer wants to look at, then maybe try to grind your price down, maybe - "we didn't know x, y and z needed doing, so we want to knock some off our offer"

    Just so you're prepared. Probably just measuring though.

    Our buyer came back for 4th viewing last weekend and we are not too far off exchange. He brought his tape measure with him to see where he could put his 42" plasma screen!! Also measured a few other bits and bobs. Don't worry. I'm sure it will be fine. xx

    I felt exactly the same as you. My buyer pulled out after 6 weeks, it wasnt her fault though I have since found out, then 2 months later (we had reduced the price) she bought it again without viewing it again. About 3 weeks after she wanted to come and see it and I was really worried but it was fine, she brought her 2 adult children round and left happy. Spoke to me on the phone last night and wants to come again! To check everything works! Everything does but I feel she is being a little picky, we are leaving integrated appliances (quite new) all curtains, carpets etc. I feel we have been really fair and accommodating and are leaving a house in walk in condition which for the area and street is also cheap. It seems every house we have viewed either needs loads spending on it and venders wont budge on the asking price. We cant find anywhere, have agreed to move into rented and are beginning to wonder why we are moving at all.
    Its a nightmare isnt it.

    This will only be her second time in the house, she viewed on the 2nd sept and put an offer on that day. While she is in, I might ask her if she want to buy the cooker from me. I might have to tell her it will be cleaned as I can't clean it at the moment with the super dooper stuff as I am pregnant and it says not to on the cannister.

    The buyer came round and measured up, couldn't of been nicer. She said she can't wait to move in, I feel much better now!!
