major works time scale - your experience please

The flat we're interested in has major works done atm, and they've been going on for a while. If you had major works done on your property what's your experience of the time scale involved?
We're talking major overhaul here, total refurbishment of common areas etc.
How long does it usually take, first notice, consultation, estimate bills, works started, delays, works finished, final bill etc.
I know it will depend on numerous factors of that specific building, this is not a scientific survey, it is more to give us rough idea of what happens in practice, and of discrepancies in estimates etc.

I would have thought that it would be totally dependent on what these "major works" actually entailed. Have you asked the freeholders how long the works are estimated to take?0

Thanks for your suggestion BitterandTwisted... well no, we haven't asked the freeholder as they wont speak to us directly, until the solicitors get involved that is.
But the whole point of the question is to get some idea, or even overall picture of how these things are dealt with by various freeholders, i.e. private buildings versus Ex-council properties versus social landlord. As some freeholders (councils) have bad reputation when it comes to dealing with leaseholders it would be good to know how if this is actually different when it comes to private freeholders etc.Don't get mad, get even :A0 -
