FINALLY I have booked the 3 estate agents to come round at the tail end of the week to undertake the valuations for us selling up.
( I wont be negotiating %s with them as Im going to give housenetwork a whirl and they have fixed fees) but Im using the EAs to just get a valuation to take the average figure, then sell for that)
What do I need to know? Say? Do?

            we hope to move 2nd/3rd November so not long but am just getting cross about the no show of the quotes for work required on the new place.  Whilst they're dishing out free verbal advice, ask
 Is there anything that would give my property more "kerb appeal" or attract more viewings?
 Is there anything I really must do, to make the property sell quickly and at the right price?
 What is the minimum price you think I should accept?

            Some estate agents cheat and ask you what you think it's worth and then they base their valuation on a figure that, knowing what will keep you happy or not disappoint you too much. I wouldn't say what you paid for it either if it was fairly recent.

            The most useful one of the three went round pulling the house to pieces, pointing out the things that were likely to be a problem on the survey and with the legals.             You could ask them if EA fees are so high because so many people waste their time just to get a value estimate!

            We are in a similar position, by the way. Had local agents round to value and give us the bad news on fees. So now we know the value that we knew already (the joy of rightmove!). Lowest fee is about 2600 plus VAT (highest was nearly double that!). But then housenetwork seems to be about 500?!
 I can't see how they do it for that much TBH, especially as they seem to do the full works (lots of pics, home visit, floorplans AND they advertise on rightmove, which i don't think you get with some of the other online companies, as they aren't registered as EA's, and they arrange your viewings...allegedly). I figure give them a try if we're not in a hurry.
 Maybe housenetwork take some money upfront, so they don't get timewasters like us!
 I should add we had every intention of using the "proper" EA when we had them round, before we found out about housenetwork.
