Survey and "other major factors"

I am bit worried about the points raised in our survey (shown below) I have a feeling that there are no arrangements for the road maintenance of the unadopted road, pretty sure the attic room doesn't have planning permission, any advice what action I should make?, the valuation came in exactly on my offer price.
Survey Report- Major Factors
The conveyancer should ensure that appropriate rights of way and management arrangements are in existance for the shared access to the property over the private un-made road from the adopted highway.
The property has the benefit of shared access with a neighbour, to the rear of the dwellings, the conveyancer should verify the eistence of the appropriate rights.
The conveyancer should ensure that all necessary statutory and local authority consents and approvals have been obtained for the alterations in the creation of the through living room/diner, attic conversion and the rear single story kitchen extension.
This is an historic metalliferous mining area and a mining report should be obtained, the valuation assumes the property to be free of risk from previous mine works.
Some properties in the area have been identified as being affected by radon gas emissions from the ground on which they are built. Radon is a natrually occuring gas that is slightly radioactive, further advice can be obtained from the health protection agency, the agency may recommend works to reduce the concentration of radon by sealing points of entry and improving ventilations of sub floor voids.

I don't understand your question. The surveyor has identified some issues that are of a legal nature and recommended that your solicitor investigate/check.
So get your solicitor to do as recommended!
Or are you doing the conveyancing yourself? In which case you'll have to check these issues yourself. Simple.0 -

True, but what happens if they don't have the "appropriate building consents and approvals" ? what if there isn't "management arraangements for the unadopted road" ?
would you walk away ?, renogiate?0 -
Your solicitor will advise on options which might mitigate legal liabilities, or enforce requirements, but I suggest you discuss this in detail with him/her.
How can anyone here advise whether to walk away, renegotiate or continue without knowing the outcome of the searches/investigations and options?

Ok, current situation
buying a house with an attic conversion, however, they advertised as a 3 bedroom house with an attic room, the room has no building regs, but they claim its ok as they never advertised it as a four bedroomed house, they agreed to reduce by 2k but I have my doubts, they put it on the property information form that they didn't know when the conversion took place, which is strange because they knew exactly what year the boiler was installed and when windows were put in, I am worried about who put the electrics in?, also my solicitor said that if it was over four years ago then they can't make us put it back to its previous state.
It is an unadopted road, the solicitor has confirmed this but she said that we should get the vendors to pay for an indemnity insurance for losses if we were to lose access to the property.
