I agree that this clause is there to limit the owner's liability, it's common with private rentals.

If in doubt phone the owner and voice your concerns, I'm sure they will re-assure you that cancellation is unlikely. However, at least they are willing to give a refund, there are some alarming stories on this forum about holidays gone wrong.

It's the risk you take with diy holidays. The alternative is a package holiday with a reputable tour operator.

    dzug1,

not quite right there dzug1. Travel insurance normally covers you being unable to travel due to medical or personal circumstances, not because the airline has cancelled the flight or the accommodation owner has cancelled the contract.

Well put it this way - my travel insurance would allow me to cancel the holiday and receive a refund if the airline cancelled the flight at the last minute. It's not exactly a top end policy either.

Agree it may not be universal

dzug1, i agree, all policies are different, and always need to be checked thoroughly. some may offer that, others may not. and would they refund you the cost of the flights if the accommodation was cancelled (as in the OP).

like i say, all policies are different, and some have very 'gray areas'. after all, there are lots of things to consider - for example under which law is the contract issued under (UK law if its dealing with a UK company, or is it the letting agent out in spain that has drawn up the contract?). will there be an actual 'invoice' for the holiday villa? is it being done through an individual or a holiday company? after all, if it's a private owner rental, would the insurance be happy to pay any claims for this as, after all, it could be anyone - especially if no 'invoice' was issued.

just a few things and ways to look at it.
