Standout house in rough area or average house in nice area?

    It's a gamble to buy-in before the obvious signs of gentrification (skips outside houses, Audi TTs parked up, Starbucks opening etc).

    However, we live in a time when BTL landlords are desperate enough to take DSS, so even the 'nicest' area can get a rotten apple dropped into the barrel. I had this round my way in the Spring; drum'n'bass blaring in the garden, screaming wains, raucous mini-motos, unsavoury types coming and going at all hours etc.

    Just make sure you know what type of doing-up is being done.

    There's a road I go down when I walk to work that has had a lot of work done on it and it's been de-gentrified!

    It's a potentially very grand tree-lined street made up of large Victorian terraced townhouses, trouble is over the past few years they've nearly all been converted into flats or HMOs. Place looks a dump now, 3-4 wheelie bins outside every house (often left on the pavement), bits of furniture in front gardens, cars parked anywhere and everywhere, high number of break-ins (homes and cars).

    A rought area is not dictated by the quality of houses, its the temperament of the neighbours.

    if they are noisy and anti social... expect problems, if you have the nicest house in that area, that they are all jealous of, then expect MORE problems than most.

    Location is the most important factor, you can change the house, quite easily, albeit quite expensive.

    1) Get most competitive Lifetime Mortgage (Done)
    2) Make healthy savings, spend wisely (Doing)
    3) Ensure healthy pension fund - (Doing)
    4) Ensure house is nice, suitable, safe, and located - (Done)
    5) Keep everyone happy, healthy and entertained (Done, Doing, Going to do)
