Middle name spelled wrong on land registry

My middle name has been submitted with a spelling error (despite my correcting it on the contract, grr) on our entry in the Land Registry following our purchase of a flat.

Is this something that absolutely MUST be changed or is it not a huge problem given that it is only a middle name and one letter?

Or does it invalidate my entire ownership of the property?

Just wondering!

  • If it is minor error like that then when you come to sell it may be necessary for the transfer deed to have a few extra words where the name of the transferor is inserted along the lines of:
JOHN GEORGE SOMEBODY (referred to in the register as JOHN GEORG SOMEBODY)

and that will probably be all that is needed so I wouldn't worry too much.

If you are concerned about it, phone up the Land Registry for your area and ask them - they are usually quite helpful and may suggest a relatively easy way of getting it altered.

I wouldn't bother. Somehow I managed to get an entire passport with my assumed name - yet my birth certificate had it spelt differently.... and even I didn't notice for 8 years.

My Hubby worked for the Land Registry and he says contact them and they should amend it as it's their mistake, it's best to get it correct for any future sales.

If you can fix it easily now while it is a fresh mistake, you might as well do it in case it becomes a hassle later. If its going to be a hassle to fix it now anyway, you might as well leave it until it MUST be done - especially as it might not end up being a hassle later.

I changed my surname a while ago and when i contacted land registry they sent me 2 v complicated forms to fill out, i rang them to ask what boxes i was meant to tick and they told me.

They also told me i would need to book in to go for an interview with them and take a passport photo:mad: My nearest office is 30 mins drive away and it seems stupid, i don't even have to do all that to change my name on my passport!!!

Needless to say i still havent got round to sorting a photo, filling out the confusing forms, or driving for an interview with them -.-

Definitely get it changed asap. It's straightforward for Land Registry to amend this. It could have been Land Registrys error, alternatively the name could have been incorrectly drawn up on the TR1/charge etc, either way I would get it corrected.

Richard Webster is bang on. But you could contact your lawyer as sounds like they messed up. NIce to have correct deeds though, so yeah, contact whoever made the mistake, but it is 100% irrelebant to the security of your ownership. YOu are fine.
My posts are just my opinions and are not offered as legal advice - though I consider them darn fine opinions none the less.:cool2:

My bad spelling...well I rush type these opinions on my own time, so sorry, but they are free.:o
