Garage built against gable wall

Hi all, myself and my family are really angry and confused about a case we are trying to fight.

A few years ago a neighbour built a new garage replacing a wooden shed but decided to build it against our gable end wall. They have also actually used our gable wall as the inside wall of the garage. We had no notification of the works taking place and no planning permission was given. We of course complained to the local council who told us that the building was ok.

Then a few years later the same neighbour decided to knock down the remaining boundary wall of his property creating even more parking space. The place now looks like a bomb has hit it.

We did a lot of research and found that his property was within a conservation area and the conservation rules state that no boundary walls should be removed and gardens should not be turned into car parking areas. This are just two of many encroachments. We again complained to council who then agreed verbally to us that we were right and this time told us that the garage was not built with the regulations. However as the building had been standing so long there was nothing they could do about it.

We have since had surveyors and appointed a solicitor to the case but the costs just keep rising and its coming to a point where we can't afford the fees. It has been put towards a barrister and questions are being asked that we have already answered numerous times.

We originally had access to our gable wall which enabled us to complete maintenance to our building such as damp proofing. This was via a small entrance which led to another garden. So we believe the neighbour has also encroached upon someone else land. We also believe that our gable wall has been plastered inside the garage and have been asked to provide information on the structure of the garage but how do we get access? We have also been asked to find historical documents or images that show the original state of the property. It seems that the solicitor and surveyors are happy to take our money but wont advise us on how to go about finding out such information.

Just feels we are going to lose a lot of money and even more as they advised us that the works undertaken will reduce the property price by up to 15% maybe more.
