Find the Nicest House for £45k...

After the big row in one of the threads about a £35k house being affordable - and the ensuing argument/discussion over whether it's a "nice" house at all .... if you're a tad bored why not try to find the nicest house you can for £45k.

Rules:
  • No flats
  • No mobile homes/boats/similar
  • No auction properties
  • Nothing that is a renovation property
  • No shared ownership
  • No holiday homes/chalets
  • No short leases
  • No unmortgageable 'non standard construction' dwellings
So - where is the nicest house for £45k?
A proper house that looks like you could just move into it - and get a regular mortgage without any problem.

I've picked £45k as a house that could reasonably be bought at 3x single salary for somebody earning £15k....
