Find the Nicest House for £45k...

After the big row in one of the threads about a £35k house being affordable - and the ensuing argument/discussion over whether it's a "nice" house at all .... if you're a tad bored why not try to find the nicest house you can for £45k.
Rules:
A proper house that looks like you could just move into it - and get a regular mortgage without any problem.
I've picked £45k as a house that could reasonably be bought at 3x single salary for somebody earning £15k....
Rules:
- No flats
- No mobile homes/boats/similar
- No auction properties
- Nothing that is a renovation property
- No shared ownership
- No holiday homes/chalets
- No short leases
- No unmortgageable 'non standard construction' dwellings
A proper house that looks like you could just move into it - and get a regular mortgage without any problem.

Yes, very nice, except that you did say not for sale by auction and that one is. So maybe stretch the criteria a tad.
If the criteria can be stretched a bit then some of the wood flat pack houses from Finland that supposedly can be assembled in just days look very nice and look like proper houses in the pictures and come in at the £20k-£45k mark - except that that doesn't include your land, of course, so that's another issue.0 -
