Fitting Porcelain Floor Tiles

Hi, I've been quoted £35 per square metre for fitting floor tiles. This includes the adhesive, grout etc but I have to source the tiles. Is this a going rate for the Midlands area? Seems a lot to me! There is no vat. Thanks in advance for anyone's help.

    How big is the area and does it include floor preparation. strengthening etc?

    Seems on the heavy side on the face of it.

  • Thanks for your replies, Alan M and Keystone. It's an area of about 150m2. Most of it will involve tiling a newly laid floor in a new extension so there should be no need for floor strengthening etc. It seems expensive to me by the time you add the cost of the actual tiles to it.

    I was charging that much 10 years ago have prices remained that stagnant?

    Noi they got forced down by the Eastern influx and largely have not recovered.

    Having said that £ 35 a metre even for porc for an area of 150sqm is a bit rich especially if its one large area. Most of them will be laid without any cuts required at all. However, I could be wrong and it could be a fiddly job but even so 35 is a fiver too high off the top end of my scale (unless I dont charge enough LoL) and for 150 square it ought to be a lot less. IMO. I'm assuming the substrate is suitable BTW and theres no need to ply or lay SLC first.

  • Thanks for your reply, Keystone. It is pretty much one large area, with a new level floor and need to ply etc. Had another quote of £21 a metre from a reputable company! Very big variance.

    Presume you mean "no need to ply"? Anyway if its all one large area then I'd be thinking somewhere iro £ 20 - 25 a metre without seeing it - certainly not £ 35.

    Just a thought - they're not large format tiles are they? These need a lot of care to ensure that there is no lipping between tiles which would be especially noticeable on a large area.

    :oAs a tiler myself I would say that for a small area £30m2 is about on the money. For a larger area (min/no prep) with 300x300mm tiles then about £20-£25m2 is about right. However, all tiles prices differ as to how they percive a job and the related difficulties. Personally, if the tiles start to get large ie 600x600 or larger then lippage and ensuring that there are no voids in the contact between tile and adhesive make the job a bit trickier, hence slower,hence more expensive. Having given that explanation, I would not charge more than £30 for most porcelain jobs.
    As a side note check if they need sealing. If you are unsure you can check by using a small piece of tile and putting a coffee cup ring on it. Leave it to dry, then try to wipe it off with a moist cloth. If the stain remains, no matter how faint, then they need to be sealed. That maybe why the price is higher, but £30m2 is the right money.
    Good luck and remember to check if you are getting a tiler or a multi-skilled person. For 150m2 you need a tiler.

    Hi Keystone, You're right there is no need to ply. Sorry for the confusion! Now had two more quotes; one at £33 per m2 and one at £21.
