Haven't bought/sold property for a few years, but if I were you I'd push for an exchange date sooner rather than later. Property prices are continuing to rise and if you have to look elsewhere at short notice you can hardly expect your buyers to increase their offer just because your vendors are stalling. All very messy. Good luck0

I was in exactly the same situation and found the vendor/EA were very dishonest. Investigate the situation as far as you can - phone all the other vendors/EA's in the chain and most important of all, go out and look for another property.0

I agree that you should concentrate on exchange of contracts. Even if you can't set a completion date that's as soon as you'd like, at least once you've exchanged you'll know you're not going to lose your buyers and be back at square one..0

Its up to you, but before you threaten, make sure that you are not cutting your nose off to spite your face. Lots of people threaten to pull out, only to put themselves in a worse situation than before so make sure you think it through and then do it. Dont forget that pulling out will mean a pretty hefty delay to your buyers, that could well end up being longer than the delay you are facing now, after all you will have to look for a new property to buy, perhaps reapply for a mortgage, wait for the new properties chain to tie up etc etc and start the whole process again.
But before anything I would speak to your buyer to find out exactly what their situation is and whether they are in a rush to move or whether they are happy to wait for you to either find another property or wait for this to resolve itself. Once you know their position, perhaps you will then know yours.
Calm comunication is the key to the whole thing, with your buyer inparticular and then the EA and vendor. One thing I can tell you is that threats will always bring with them lies.0 -
Thanks for all the advice, I have got them to agree a completion date 0f 27th Oct I have also got our solicitors in on it they've been harrying and chasing all parties.
Fingers crossed now
