Hi.
Please could someone tell me roughly how long a house sale takes to complete when it's just changed to sold subject to contract? Or is it a case of how long is a piece of string?
Just curious to see if it could be done by Christmas, that's all.
Thanks

How long is the chain above?RICHARD WEBSTER
As a retired conveyancing solicitor I believe the information given in the post to be useful assuming any properties concerned are in England/Wales but I accept no liability for it.0 -
Ours has just fallen through after 4 months! However i think the normal is about 2-3 months. Searches, mortgages, solicitors etc. all take their time.0

Not sure on the chain. The house involved is being sold to settle a bankruptcy and is empty.
Guess I'm being a little optimistic on Christmas then?
Thanks for the replies.0 -
My best friend has just been in within 4 weeks. They are holding onto their old house as a rental and the elderly couple they bought from have moved into a new buid so no chain. They wanted to be in before end of Oct and were forceful, the vendors didnt want to lose them as buyers so got on with it.
Last time I moved it took 2 months. Offer accepted 29th Sept moved 27th Nov - that was a 6 person chain.OPs so far £42,139
Original end date Nov 2037 (53) Current end date June 2024 (40) Aiming for 5 years to be Mf

Christmas is possible but you have to be proactive and make sure things keep moving along. If you let things drift January will be here before you know it. Even with the best will in the world you might encounter obstacles that prevent you being in by Christmas but if all runs smoothly there is no reason why you can't. Best not to buy a tree yet though, just in case!
Good luck...0 -
3 months and one week. Chain of 3 - FTB at the start with useless solicitors, middle party took 5 weeks to get the survey sorted, No onward chain at the end.0

I had an offer accepted on the 4th September and exchanged on the 25th October. So 7 weeks in total (Completion is 22nd November, but this was my preference).
There is no chain - I am a ftb and the vendors are moving to rented accomodation. Even so I had to chase a lot.
I did have a mortgage AIP prior to making an offer. I didn't have a solicitor set up prior to making an offer and had to change solicitors, due to an issue with the mortgage company not accepting my initial solicitor which delayed things slightly, but only by about a week.
I guess you could save time if you had a solicitor ready to go and if you had a short gap between exchange and completion (could be on the same day). This may get you down to the 6 weeks (!) needed to be in by xmas0 -
Thanks for all the replies. Unfortunately I'm not the person moving, I'm the bankrupt. It was my house and once it sells then after 6 and a half years I feel I may be able to move on, all debts cleared.
Would be nice to start a new year with a clean slate.
