I would defineltly start at 175K , it does not matter what the asking price is . The estate agents are all very greedy , they expect a lower price and "add" on to accomodate this.
Also , I read recently that the average buyer only offers 92% of asking price. So don't rush , play the game0 -

We went back for a second viewing. Turns out they are ready to proceed too. Guy says that the previous buyers pulled out which is at odds with what the EA said. We're putting in an offer tommorow and are going to go under to start the ball rolling. I guess if you don't ask you don't get. I'll keep you posted and thanks for you advice.
