                    We are probably going ahead and adding a dorma loft conversion to our 3 bed terraced house, Im planning to have stairs going up to the loft and making a fourth bedroom.
What cerificates and planning do I need as we want to do it properly, also what sort of prices for inspecting etc..

            I went to a recommended loft conversion company who gave me all the advice I needed and would draw up the plans and apply for all the correct permissions etc.0

            You will require consent under the Building Regulations and may require planning permission. The planning situation is complicated by various factor's such as- whether the dormer will be facing the road, whether your building is listed or in a conservation area, whether you have other extensions or outbuildings (and thus have used up your permitted development allowance), and the size of the dormer. I think the other poster's advice would save you a lot of hassle but, if you want to apply for these things yourself, I suggest that you contact your Local Council to obtain the forms and check the fees. I would suggest that you ask for 'A Householders Guide to Planning Applications' which is a really straightforward booklet produced by the Government and will help you to decide if you need permission as most Council's take ages to write back if you ask them to work it out.0

            A good guide for planning permission is to look at other houses in the road - if they have performed similar conversions to what you are intending to do then you should be OK.0
