House value

Just deciding whether to sell my house and move soon... had two estate agents around who said we could get £135000 for it.... one said upto £140000 when you have finished the new kitchen that going in... just waiting for tiles ....

One of them said £135000 with a view of accepting £132000+.... thing is i think he is under priced it in as much as outstanding finish but not sure what to do..

Anyway with the estate agents value in mind, would you go with that value or put it on the market for slightly more??

Say stick it on for £137500 or £137999 or there abouts ?


Any opinions on this please

    oh forgot to mention, we live in a small village so only really got a choice of two estate agents locally

    you can always stick it up for £147k or something and if you're in no mad rush to sell, then see what happens.

    if you're that confident it's worth that much then tell them you want to go for that.

    then in a few weeks if you've had no interest lower the price.

    and I'll come out with the classic MSE reply "have you checked what other properties in your area have sold for recently" ;)

    yeah highest price in our area was £140000 but one house has just gone for £129995 but the estate agents said our house is in a total different league to that one, albeit it the same size etc..... only diff in size is our house has off road parking.

    People will pay for off road parking, i'd put it on in spring for a silly amount and then if you really want to move slash the price to £135k which is what you wanted in the first place. Most houses sell in the first 6 weeks of going on the market unless there's something wrong with the price.

    Trouble with putting it on at £135k is people realise stamp duty kicks in at £125k so might only offer you that.
    If you put it on for at least £140k the offers should be 130k or higher,also as said above if you are not in a hurry to move then put it on at £147950 or something and see how it goes.

    When did you purchase the house, how much for and how much have you put into it ?. To be honest most people dont look at the cosmetic side of things because they can do that them selves they look at the value there gettign and that the house fits there needs and budget and is in a suitable area.
    If it doesnt pay rent sell it.

    got it in june 2002 for £79000. Spent about £25000 on upgrades, new kitchen, new bathroom the works really..... estate agent said the bathroom is the wow factor (spent £10000 on that), but the kitchen is super too.... he thinks someone will buy it just for the kitchen, but def the bathroom/shower room. he seemed to think it will sell very easily due to the high quality finish...

    Anyway so in total about £25000 spent and thats just the building itself without decorating.....

    Just because the finish is very saleable, doesn't necessarily mean it's worth more. I could spend 50k on a kitchen, but it wouldn't make the house 45k more than one where i'd spent 5k on a similar looking kitchen.

    Beware putting it on for a higher price than as is reasonable, as it might hang around for a while. People first think it's too expensive, then when you have to reduce the price they wonder what's wrong with it.

    Ask yourself if there is a good reason to move? It could be a lot of stress for nothing! Remember if you do put it on for too much, and it sticks around for 3-4+ months, houses go "stale" in the sense that pot. buyers have seen them in the listings and just move on even if the price is reduced. So what ever you do be reasonable if you do sell and beprepared to accept offers.
