look at https://www.hometrack.co.uk to see Sales to Asking Price ratios in your area and see if it compares.0

As a basis for seeing if the amount being asked is massively over what would be a reasonable increase over the time since purchase, perhaps?

What you paid for th ehouse when you bought it is not important - its worth what someone will pay for it. Be polite, but tell then that its less than you would like and I bet he comes back and ups his offer.0
