do all landlords do credit checks?

hi, my mum want to private rent a little flat, she has enough money for the deposit and rent etc, the only thing is due to my dad committing fraud against her - which is going through the courts, her credit rating is zero, do all landlords credit check? she is on IB at the moment waiting for an op on her hands so would get HB, but she has enought to pay the rent in full until this would be awarded. My sis could act as a guarantour(sp?) if needed. Does she have any chance of being able to rent?

As a rule yes they do so I would be totally honest with them to start with. If you say nothing and the credit check comes back looking poor they will not want her. If you are honest and say what is happening it should be fine with a guarantor.0

I suspect some landlords don't (especially novice ll's), but one thing I would do is be honest with them as to her situation as they are likely to understand and you will develop a better relationship.0

Thanks guys, oh yes my mum is the most honest person you could meet, she'd been working for 13 years in the same job until being made redundant this year so she has a bit of money saved and my sis would definately act as a guarantor, she has an excellent credit rating and a high payed job with the council so i'll keep my fingers crossed.

No, I dont credit check prospective tenants and prefer tenants on HB to be honest.
I'm gauranteed the monthly rent by the council and there is less chance of the tenant wanting to move as where else are they going to go ?

We do credit checks but as long as someone is honest with us from the start and can provide a guarantor then we let them in.2012 wins approx £11,000 including 5k to spend on a holiday :j0
