Best investment for under £100k

Where would anyone recommend for best investment in property for under £100k with a fairly stable rental income?

Not so long ago Northern Ireland was but with house prices having risen by 25% plus each year for the last two to three years there is really nothing left at under £100k so thinking of investing in England, Scotland, Wales or in sunnier climates abroad (NOT BULGARIA AS KNOW THE PERILS OF INVESTING THERE)?

    What is rental market like in north Wales and how have house prices been doing over past few years? Any area of north Wales you would recommend?

    Have you never stopped to think that it's people like you who are the reason why there's "nothing left under £100K"?

    Heaven help you if this house of cards collapses.

    And no I know that was no help, but I don't care. Property's for living in.

    House prices in these areas have being playing catch up with other areas of Scotland in the last few years.

    Average house prices (£124,000) are still lower than Edinburgh (152,000), Glasgow (£146,000) and Aberdeen (£147,500).

    I sold my 1 bedroom house for £81,000 in August - went in tspc for offers over £65,000. Bought in 1998 for £34000 - had a valuation by surveyor done in June 2004 for £50000.

    There has been an influx of investors from out of town purchasing 1 / 2 bedroom flats for the buy to let market. Dundee in particular has a very high student population due to having 2 Universities (Dundee & Abertay) plus 2 Colleges.

    That amounts to 28,000 students in a city with a population of 146,000.

    Further to the above there has been a high influx of eastern European workers to the area, all looking for rental accomodation.

    This means the rental market is bouyant there are always lots of takers when it comes to potential tenants. 2 bedroom properties can get anything between £400 to £600 PCM. Area and condition dependant.

    He is renting it out, so someone will be living in it.
