    If your tenancy is still within a fixed term then you would have to have the LLs agreement for it to be brought to an early close and your obligation to pay rent ( & other bills) would continue until an *acceptable* replacement T could be found. Y

    our sister may possibly be viewed by the LL as acceptable - ask the LL whether he would accept her as a T if you acted as her guarantor Contact the LL direct - download name and address from Land Registry, for 4 quid fee.

    Check through any potential guarantor agreement and seek your own legal advice on its contents.

    The LA acts for the LL btw, so if the LA has mentioned putting the rent up then that's likely to be after discussion with the LL rather than a decision entirely of their own
