I just read about property guardianship on another thread. Does anyone have any experience or knowledge about this? It sounds to me like it would be really run-down crappy dirty accomodation? I am moving back to UK after 7 years abroad and obviously I want a good price to rent somewhere but I dont want somewhere grotty....

Here's some articles on this which make clear that many of the properties are commercial and some may have temporary showers and kitchens installed to make them habitable.

Perhaps tell the companies that you’re only interested in a better quality place and ask for some descriptions of the better ones. If the descriptions sound reasonably encouraging then maybe view two or three or four of the better ones. If one suits your needs then all well and good but if they’re all dumps then, of course, keep looking elsewhere. It’s probably only you that can decide if it’s good enough and possibly only when you see it as just a description may not particularly tell you much about what it’s actually like in the flesh.
As you want quality then perhaps also consider house sitting which you get paid to do and is often in high quality places while the owners are on holiday, travelling or working elsewhere. Various companies do this.0 -
There is somebody on these boards with insider information, who I'm sure will either post shortly or PM you. I can't name them though as they wouldn't want that to be known or they'd be mithered non stop by idiots.0
