Making an offer before we have an offer - can it be/has it been done?

You asked if any of us have been there and many of us have. If you only wanted answers that gave the great news that you wanted to hear then why didn't you say.

My thoughts exactly! You thanked one person on this thread and that was because he had a good experience, and you liked the response he gave - what about the rest of us that made the effort to respond to you?

Calm down people, blimey, some touchy posts!

The title of my thread was: Can it be/has it been done - so this gives a hint that I was looking for answers from people who had done so in the past, and had genuine experience.

There is nothing to stop you making an offer, but as you are not proceedable the vendor is unlikely to accept a low offer whilst you are not in a strong position. They are also highly unlikely to take the property off the market until you are proceedable. Personally I'd wait until I was in the strong position before offering.

Please tell me how from that post I am meant to realise that you had gone through the process, and that this was an answer rather than an opinion?
Would you agree that is states nothing of your own personal experience?

Tomthumb, I did not thank the 'only person who had a good experience' I thanked the only person who appeared to be posting a genuine experience!

Thankyou everyone for your replies, they are all gratefully recieved, but I don't generally thank every single reply, as I think that is somewhat false, and overly dilutes the value of the thankyou button.

We were in a simular situation to you. We viewed a property that I had fallen in love with and my Husband loved it too so we went and offered 2K under the asking price straight away, at this point our flat wasn't on the market. We did our sums had a good idea what the lowest we'd accept on our flat.

Fortunately our offer was accepted subject to us selling our flat. We did this in 6 days but did accept 4.5K under the asking price and this was the minimum we'd accept but our buyer was in a good position and our vendor wanted a quick sale (no onward chain) so (so far) we've been able to give this and kept our promise.

No we're playing the waiting game for paperwork and there is talk of exchange next friday but I'm not that optimmistic about it.

I'd say give it a go and test the water you never know what might happen and what situation people are in.
