Seems quite strong considering there is no supply.

There's 10 (or so) man days work there, depending how accessible the electrics and plumbing are.

£3000 would be nearer the mark plus any items being supplied (electrics, pipeworks, consumables etc.)

However, it's difficult to give a realistic estimate without having been to site.

It could be the 28th floor of block of flats with no lift and parking at £40 a day and 30 minutes walk away.

So as ever, get two more quotes, then you'll get a better feel of what the going rate is.

    thanks..

it's just a normal house with easy access into bathroom, and into loft and understairs cupboard for electrics and fuse board....

I'd say £ 2½ - 3k including all materials not specified as own supply by OP. Thats without seeing it. Could probably do better than that. Does original quote include VAT or not? Agree with AlanM you should get two more quotes for comparison purposes.

    Cheers

    yep...quote includes vat....

was thinking, and willing, to pay around the 2,500 mark...and must say i was shocked by the 4500 quote for such a tiny space...
have got someone else coming to quote next week but am actually quite worried that it might be the same..just can't afford it ..it's taken 3 years to save up for this and now frankly i'm a bit sick...ho hum...off to sign up for a plumbing and tiling course at night school...eek

OK so iro £3,800 then. Its 30% too high really. Is the man who quoted subbing the work out and just acting as a Project Manager?

Give or take I suggest your budget is in the ballpark. The actual space is, strangely enough, almost irrelevant as regards labour. Plumbing the bath etc requires same amount of work for large space as small space. Tiler still has to do cuts for 4 corners, windows, doorway, around bath etc whatever the space. A single light (or 4 spots or whatever) is a single light whatever the space. If you see what I mean.

LoL - they'll steal what you've saved up just to put you through the course!!

    don't know , i'm just a girlie!! lol....

presume sub contracting as it is a bathroom/fireplace company (although a small local one) not a 'one man band' type of deal..

thanks for your advice tho...i can't believe how much this has depressed me...i know it's only the first quote but, phew, a lot of work went into getting those savings and i feel more than a little dissheartened...:(

Thats what is ramping your price up then. Fitter/plumber/tiler/plasterer/electrican want their rates for the job whether acting as sub or working for you directly.
    thanks for your advice tho.
    de rien.

    Don't be - it'll be OK eventually.

ok...still picking peoples brains(you have far more than i have)...

if i was to do the bathroom trade by trade(iykwim) where do i start first...plasterer/tiler/fitter/electrics......etc

or would the 'hastle to costs ratio' be too high?

    thanks...

What you need is someone who does bathroom installations. If you try and pick each trade separately it will never work either. So you want someone who has the majority of the skills required and who knows those that have the remaining skills he does not or if you are lucky you'll find the lot in a single guy.

What you don't need is someone adding 30%+ to the sum of the individuals just for the privelege of a single point of contact.

    Hope that makes sense.
