Any advice on why house won't sell (inc RM link!)

Its been on the market for 2 months and has had one viewing.

How can we get the viewers in?

Its the only property when you search for postcode HU9 3NG on rightmove.

Any suggestions/advice greatly appreciated!!

  • Oh sorry.. its nearly 3 years old and is a 3 storey 3 bed mid town house. We paid £118k for it and mortgage was at 95%. Unfortunately we can't change mortgage companies because we can't get a mortgage for that amount any more but the interest only payments are £500 a month which is over 5% so it feels like we are just throwing money down the drain!!
  • Hi wanttomove house, well had a look and i dont know what to say the pictures are all nice and presented beautifully the only critisim i can remotely make is they do make the house look small. Is it overpriced for the area do you think? Have you checked out what previous similar properties have sold for? Im sure wiser people than me will be along shortly to advise.

    This one - http://www.rightmove.co.uk/property-for-sale/property-28869467.html - is £12.5k cheaper and also hasn't sold. And your room sizes aren't on RM so as a buyer looking I'll assume it's poky. In fact, based on the pictures theirs is bigger than yours. And it has 2 allocated parking spaces (nothing about parking mentioned on yours).

    EDIT: Found that other one by doing a search on your postcode with a radius of 1/4 mile.

    The EA can't seem to decide on spelling stories story but obviously that's minor.

    What's that across from you ? looks like undeveloped land with row of trees in front ? is it actually a nice view from your windows ?

    Appreciate it's hard to take a flattering picture of the kitchen when it's small. The kitchen is off-putting for me. I rented a house with similar and found it hard going (but I do own copious amounts of home-baking gadgets, moulds etc). Another off-putting thing for me is view from sofa to back garden. This is where all the parking is and doesn't look very private (don't mind the smaller garden, easier to maintain after all and we're not all green-fingered :D ).

    It does look like you've over decluttered. I like the decor though :)

    thanks for your comments. RM does have our room measurements on. Its not pokey. The kitchen is small but the living room is spacious and the 3 bedrooms are a decent size, all doubles and the master bedroom is a really good size and has en suite. I do worry though that the pictures don't do it justice. And also there is no chain as we are renting our next house but the ea hasn't mentioned this. We don't have allocated parking space but there is parking to the front of the house.

    I think you may be right about being overpriced but our mortgage is for £113k so we need to be able to cover that and fees.

  • You bought right at the peak of property-prices three years ago and you're expecting to sell it now for more than you paid for it?

    Plus, it's in Hull.

    Also, it looks uncannily like a Local Authority terrace rather than a private development to these eyes.

  • We're on a main road, with a school opposite, not undeveloped land. View is ok, not unsightly.
  • Yes, unfortunately it is in Hull, another reason why we want to move!!

    Its not that we want to make a profit on it. But if we listed it for less people would still be putting offers in on it and we'd make a loss.

    Do you think the pictures could be better? Or the description?
