We're currently looking at a two-up, two-down in the North West on the market for £89,995. We are going back for our second viewing tonight. The property is completing double glazed with a new roof and potential for a loft convesion to add a third bedroom.
According to the Estate Agent, the current price is a new instruction and so, I am assuming it was priced at a higher price originally.
I am just wondering what sort of bid people would advice us to put in? We were thinking of putting in a bit of around £86,995 but we don't want that to be rejected only for someone else to sneak in and get the property (as we love it)

I would go for a final offer of arount £87,000. Initially go it at around £85,000, maybe slightly less.
I would also work generally in round figures rather that £xx,995 instead go for £xx,500 or £xx,000.
It sounds like a lot of the work may have already been done and if this is now a reduced price then the vendor is probably looking to get very close to the asking price especially at that end of the market.

Yes but at this end of the market properties are bound to move quickly and if you go in too low then you risk not being taken seriously at all.
If you have too many tiers of offers that take a while to pan out then there may be someone who is willing an able to offer around the asking price and sometimes even properties in England and Wales go for over the asking price.0 -

Have you looked at sold prices on rightmove to see if anything else in the road has sold recently to give you idea of real sale price?0
