Victorian terrace renovation

Hi all,

Victorian terrace in East Anglia with a few different key jobs:

1) Gut out and refit exisiting bathroom (approx 9' x 5'); retile & grout (floor and walls - just around bath and basin); replaster some small untiled areas; replace exisiting window (rotten) with uPVC double glazed frosted window (sorry); replace interior door and architrave; construct woodwork to cover pipes; supply and fit towel rail/radiator

2) Overboard and replaster exisiting ceilings in living room (approx 21'x11'); install recessed spot lighting into new ceilings; replaster walls

3) Take down 2 internal stud walls (each approx 8' long; make safe electrics within wall) and build 2 new stud walls (with electrics) in different position/make new inbuilt double wardrobe; overboard and replaster landing and bedroom ceilings (approx 10'x4' and 8'x7') and supply and fit recessed spot lights. Remove all old wallpaper and replaster landing and bedroom walls.

4) Supply and fit new spindles to side of staircase; supply and fit new spindles and handrail to landing (approx 7').

Clear all waste etc.


Total quotation is looking like approx £9-10k (inc VAT, but excluding cost of bathroom suite) for all above work through single well-regarded firm. I'm confident that all the work will we done to a high standard and coordinated well, but then again, this seemed very steep to me at first. Then again, 2 other reputable firms have quoted more.

What do you reckon?
