conservatory quote

Could anybodt cast an eye over the following quote please, any comments would be greatly accepted :beer:
4.5x3m conservatory (gable end style)
- french doors to garden
-4 opening windows
-dwarf wall, one wall to be 6 foot tall with fan light windows(next to high fence)
- 2 double electric socets
- outside plubming moved (down pipe)
-28mm glazed units
-concrete base/damproof course etc
-There will be no heating
- price was for polycarbonate roof, but they have agreed to glass roof for 'free'
£10k
The price was just over 12k, but I said 10k was my absolute limit and they agreed. This is a local company, been around for 21 years. I've seen one of their conservatories, it was done around 8 years ago and the lady is still happy with it (my colleugues mum)
What do you think? Overpriced? Too good to be true?
They said flooring wouldn't be included as the concreate floor would take a while to 'set' completely :think:

Sounds very similar to what I've just gone for, ours is not Gable end, just plain Edwardian. Although I have a few additions on top of what you've got: radiator off central heating, Pilkington K-Glass roof, K-Glass all round, skylight in roof, kitchen window replaced with smaller one, with narrow bit up side bricked up (where 6' wall butts up) and replacement of two upstairs windows with basic DG units. Mine came to £12K. The upstairs windows were a late addition and were £800 for pair (inc in £12K though). We've also got drain to cover, waste pips to box in, stop !!!! tap to move (currently placed under where 6' wall needs to be) and overflow pipe to reroute.
If you get glass roof, get Akiv K-glass or similar, helps keep place warmth in when cold, and reflect sun in summer.
What's your heating plan? You'll need something if you want to use it in winter.
The floor in ours will be concreted, they factored in time for it to set, after foundations are sorted and prior to erecting the rest of the conservatory. Was told, all we need to do, afterwards is lay down tiles or laminate etc. I would investigate this more, doesn't sound right. Also, check the base is properly insulated and any air bricks are extended through it etc.
And of course, double check you're getting an insurance backed guarantee. 21 years of business maybe a while, but means nothing in today's climate, look at Woolworths for example...0 -
Thanks for replying , I'll def look into the type of guarantee - I didn't realise you could get an isurance backed one.
As for the floor- I wasn't very clear sorry. The concrete floor is included but no floor covering (tiles or laminate) There are also 2 drains to cover.
The heating is starting to concern me - the sales guy has been on the phone tonight saying that the type of glass roof they use means that heating isn't essential. Alarm bells are starting to ring now0 -
Where do you guys live? I live in Bracknell. I have been quoted 14K for 4.2x3m conservatory. Edwardian style, self-cleaning glass roof, with one side wall full length. This includes the radiator , 3 sockets, tap relocation, covering gully, raising the manhole and 10 year conservatory/installation guarantee. It seems more expensive than the price you've been quoted, but the company has a very good reputation. Also are the figures you mention incl VAT?0

I'm on East London/Essex border. To be fair, most of the other quotes I had were around the £13-15K mark, but most of those actually sold the very same brand of conservatory! The company I went for claim they were cheaper because they were the manufacturer of the conservatory/frame etc, rather than a reseller/installer like the others. They also gave me a bit of the hard sell, so I just threw it back at them and haggled like mad, got them to throw in as much as possible, all along working on the proviso I was making no decision right there and then.
Yep VAT included. Do hurry up though, don't forget VAT's going up an extra 2.5% in Jan - that's £250 on £10k.

That is a good quote gable conservatories are dearer than other styles .I would suugest that you keep your external doors to separate conservatory from main house we have done a lot of conservatories where people have asked for room open plan despite the above advice only to get us back to fit door or doors to separate again due to conservatory heating house in summer and despite glass roof will make house cold in winter my advice take it or leave itif you think peoples advice is helpfull please take the time to clicking the thank you button it gives great satisfaction0

Hi, i have just been given a quotation for a new UPVC frame on the existing footprint of our hardwood victorian conservatory ( so basically all that is required is existing frame removing and new frame putting up, no walls, electrics etc needed. I have been quoted £4.5k for the conservatory frame plus £2k for front door, back door and new sliding doors from dining room into conservatory. The conservatory is 15sq meters. Is this quote fair?

We are planning an extension 3metres by 6.3metres (9.84ft by 20.7ft if it helps), for an open plan Kitchen and living area with Tele with sliding doors opening directly on to the garden and flat roof.
The existing kitchen will be stripped and turned into a study.because the current kitchen only has a doorless entrance we just need to put up a wall and door.
Just to make it clear ......All that the new study needs is stripping and a wall with a door and to cover up the window move it to another wall within the new study.
The extension needs-3 walls windows in the new kitchen and garden door plus fitting the kitchen.
(hope this is enough info)
It s a very straightforwad extension with little-no complications.
Our builder (who is proffessionaly very reliable and whom we have known but never used) quoted £22000 for rhe labour and building materials and i think gas and electrics.This excludes kitchen fittings, and flooring and we will have to include lighting and probably fitting costs. So it ll be another 10K AT LEAST!
I just want to know if this a reasonable quote. Bcoz for now we can mange 15k without taking any debts. So i really need to know if this is reasonable before i shop around for builders.
And he says £9500 without any materials. just for his work and for us to get materials and stuff.i feel the contract option above(22k) is better and cheaper.
but anyone who can help, i really really appreciate it.Ah and i live in essex...if it helps!0 -
So his price for labour is £9,000.00. Ask him how long the works will take, then see if you think it sounds like a reasonable wage for the period of time (taking into concideration other things may well be factored into that £9,000.00 such as insurance, running his van, etc.).0
