Hi,
We are planning an 2nd floor extension with a hipped roof over a garage to the side of our home along with a single storey extension across the back of our detached house. This will also involve some minor alterations to the existing internal walls. We have received a quote from an architectural technician and hope we can get some feedback as to whether people here think it is reasonable?
Measurement and existing plus proposed plans for planning £1000+VAT
Building drawings, technical spec and structural calculations for Building Control £1750+VAT
excl local authority fees, disbursements, attendance at meetings at site or at L.A. (£50ph + VAT)
Does this sound usual for a good quality service?

tbh you could probably appoint a fully qualified architect for that money - i would ask for a break down of the hours involvedThis is a system account and does not represent a real person. To contact the Forum Team email forumteam@moneysavingexpert.com0 -
slightly expensivey.. you could do the planning drawings yourself if it is fairly straightforward..?
or you could take measurements yourself and then ask someone to CAD them up? make them look presentable/professionalNamed after my cat, picture coming shortly0 -
I agree with the others - get some quotes from a couple of qualified and registered architects0

Yeh I've got a architect on a 2 bed detcahed bungalow and total fee's including PC cert are less than 2500. Get quote of other tech's and also see what money architects want. I found prices vary dramatically. I.e for the above cheapest at around 1200, most expensive around 4000!0

It depends on the size in terms of square m and complexity.
Before deciding on using a draughtsman, achitectural designer or architect you need to try and consider if there is any actual architectural skill involved and make your choice accordingly, remembering to weigh up the value of your house too. On a £1m house a poor piece of design will devalue it0 -
The thing is architectual technicians are taught to a high standard to DRAW the plans using Cad etc0

For that work, I'd say (or even quote) about £800 for all planning and building regs drawings and no more than £1k for typical extensions side and rear.
There may be structural engineers fees for any steel beam or non-standard foundation calculations which would be extra.
You need to get some more quotes0
