    Why? Just get one done yourself. I'd be surprised if a mortgage was withheld - certainly the two mortgages we've done this month haven't made any mention of it.

    The solicitor.

    She seems to think it is required in the mortgage conditions although she did say it seems vague.

    An update on this.

    The electricity certificate has come back and seems to be fine. The solicitor states that the gas and electricity safety certificates are fine and now we just need to wait until the seller replies to see if they will pay for indemnity insurance.

    How would they normally pay for it and who would set this up as obviously the seller won't have the house.

    I think it's something to do with a wall they knocked down without permission.

    Oh dear.

    I'd be more concerned about it being safe than having bits of paper. If it's not dangerous it's vanishingly unlikely there would be any enforcement action.

    Of course if there isn't the Building Control bit of paper it might not have been done safely. Has your surveyor picked it up?
