Sorry just want to moan really!
We're ALMOST at the point of exchange, our buyer is ready to go but we're waiting for our vendors solicitor to return the final enquiries!
Our Vendors EA was calling on Friday asking what's going on, once I had spoke to the relevant people it turns out our Conveyencer is waiting for the enquiries to be returned. Vendors EA says she returned them to her solicitor on the 22nd September! Today we find out that he has sent them to our Conveyencer but hasn't completed his sections!! WHAT how can he have not done this, its very frustrating everyone wants to move but his slowness and incompetence is holding verything up!!!!
And breath........

Our solicitor has been waiting for answers to final queries for two weeks now. I think the vendors solicitor need a serious kick up the butt.
Unfortunately our hands are tied, as we don't have an EA chasing things on as we are purchasing SO and the HA just keep telling us to get in touch with the vendor's solicitor.
Having missed the opportunity to hand in our notice on the 3rd, it looks like the earliest we will now be able to move is 3 December (giving notice on 3 November).
Think the vendor's solicitor can sort himself out and give us what we want ? He has an ample 3 weeks !0 -

I'm not happy with mine either !... having to chase every week for an update.. and wouldn't you know something just happens to have droped through their post that very same day. As a FTB with no chain involved at either end this is extremely frustrating. I'm certain if they were doing a 'decent' job everything would be signed, sealed and completed by the 1st of October. As it stands they could drag anouther 2-3 weeks out of it.0

I understand where the HA is coming from, I am not actually purchasing anything from them. I am only purchasing the share that the vendor had. Imagine if I was buying an extra bit from them too.
Initially I thought the delay was because the vendor's have split up and communcation between them couldn't have been too rosey, but the last two weeks have been to do with queries on the lease agreement which really only the solicitor can answer.
I have resigned myself to an estimated completion of early December, even though it means I will not be able to get any time off work until after we have to be out of our rented place. In other words I am going to be painting and decorating with all my furniture in the house, which I really wanted to avoid.

Same here - just waiting for the "loose ends" to be tied up. Would you believe purchasers sols just asked for the planning permission on our house that was a new build on a new estate 13 years ago! Like he's had about 2 months to ask!!!!!! Don't tell me people on a new housing estate need to produce the planning permission before they can move?? Now we have to go to the council to get all this stuff before things can proceed. Still waiting for some bits from the guy we are buying off too....just want to get exchanged so I can sleep at night! Our sols on hols next week, we are away week after, our purchaser needed to be in by 3rd Nov as he abroad on business for a month after that..............I wish we hadn't started all this sometimes!
Good luck to everyone else. Sure it will be fine in the end. Just bl£*dy stressful while its happening.

Ah, izoomzoom, yours sounds like a SO resale - I'm buying a newbuild SO, so the HA does, in my case, have an interest in getting it sorted as they're not making any money out of me until we complete!Operation Get in ShapeMURPHY'S NO MORE PIES CLUB MEMBER #1240

Cuffie like you I found out this morning that the missing enquiries are to do with planning permission for the conversion the property has, we're awaing documents for the local council!!!
Worse is yet to come though, found out that our Buyer is getting a letter today confirming in the lease that there can’t be any satellite dishes erected (which there is one communal dish) on the property and that commercial vehicles can’t be parked in the car park! Here is the problem our buyer wants to park a small work van there and this could cause a problem. But the lady who heads up our leasehold her Husband parks a van there, and if she comes back and says no then our EA is going to have her for not complying with the lease but potentially we could lose our buyer as this might cause him to pull out!

Been round and round in s*dding circles this morning! "local searches" part of council never heard of the ref no. that has apparantly come up in the searches on our house!! Have checked with sols and EA, and thats the ref no that has come up, but the part of the council that deals with this area has no record of these numbers. Contacted the company that built our home 13 yrs ago - "nothing to do with us love - we only keep records for 5 years". I am going mad here!!0

Just found out our buyers van is a small escort van that can be parked in the car park HOORAH and his coming round to measure for furniture on friday.
Now its just the small matter of our vendors solicitor to deal with and make sure his doing his bit!House purchase completed 6th December whole process took 4 months.

We have just found out that a Local Authority Search was not done on our property, but a Private Agent Search which is a load of cr*p. Dredged up all sort irrelevant rubbish that is holding stuff up....completely useless. And they are telling us to get all the information and provide it in writing which will cost us money and takes up loads of time - surely they pay for their searches so its up to their legal bods to find out the information? Isn't that what they pay for a search for? I am so stressed out...0
