Buy yourself a copy of Homebuilding and Renovating magazine, they have tables which cover the approx costs per m2 for various specifications and various parts of the country. They also give rule of thumb figures for working out more exact costs - very useful and worth a couple of £'s.

If the "inkeeping" of the area means you have to use a particular type of brick/stoning then the estimate might not be too pricey.

Without knowing the size , the complexity of the design and the standard of finish it is very difficult to comment. You should get at least 3 quotes and make sure what is included. E.g. usually an amount for kitchen and bathroom fittings is included, you may want something better so would have to pay more. We requested quotes excluding these items and chose what we wanted, so it was easy to compare quotes.0

the 'flat pack' option is not an option as it has to be the same as exisitng houses in street. Red brick groundfloor and pebble dash 1st floor (not pretty i know), it'll be a simple square house no dormer windows etc no garage and been told 84 m2 floor size, and 243 m2 site size?0 -

You may still get away with a flat pack option, but it would be a bespoke timber fram as opposed to a standard (cheaper) design. Saying that, I don't think brick/block would prove that much different in price.
What's the plot like - level/trees etc?
Based on the very rough guide of £1000 you should get it done for <100k depending on any problems. Please bare in mind that this advice is worth as much as you paid for it

Do you mean 84 m2 on each floor? so really 168 m2? 84 m2 is not much for a 3 bed house. Our 5 bed one is 320 m2, but 32 of that is the integral garage. These are external dimensions.
We have a bespoke timberframe construction with facing brick exterior. From outside you cannot tell the difference between timberframe and traditional.0 -

Sorry Jennifer, I think it is 84m2 per floor.. Land is currently lawn, on a slight slope as its a bottom of the estate, and theres 4 bl@@dy huge conifers in a row, that need half lopping off and some type of barrier (i think concrete) fitting under ground to a certain depth to prevent the roots damaging the foundations. Out of interest, what depth would the foundations be likely to be?0

If it is 84 m2 per floor then a price of 125-130k would be reasonable. Any architects fees etc would come on top. Expensive fittings and finishes would push up the cost.
Foundation depth will depend on ground conditions. Are you not allowed to remove the conifers?0
