PAT Certificate Required for rental?

Hi,

I have had a couple of friend/tradesman saying that I require a PAT certificate when renting out my property. I cannot find anything online stating that this is a legal requirement. Can anybody confirm whether it is required or not?

    No you don't. You require a Gas Safety Cert, but definitely no PAT Testing.
    Eat vegetables and fear no creditors, rather than eat duck and hide.

    No, the only electrical bits we will leave is the washing machine, diswasher, and fridge/freezer.

    They need testing.

    Dont know how often but I presume its at each rental changeover.

    I will grab my book. 5 mins.

    I don’t think either PAT or periodic inspection are legally required (unlike a gas check which is needed annually) but it would add to a defence if something went wrong as it tends show you’ve take reasonable care.

    Pretty sure the NICEIC recommend PIR every 5 years or on change of tenant but that is just a recommendation.

    IEEs code of practice is a max of 4 years for Class Is & that is dependent on the location & who has access.

    If rental is sectioned under public use it is 12 months. If its sectioned under Hotel (somehow Hotels staff areas get a big break) it is 4 years.

    But I agree, in the event of something happening the only defence would be that they were checked at the last changeover.

    You need to access the risks, that is all. Visually checking the appliances is enough (unless this has changed in the last couple of years which I believe it hasn't). It seems people are a little scared by H&S and will go overboard (even though there is no such thing where H&S is concerned).

    However, for the cost you may as well cover yourself as PAT testing should only cost around £1/£1.50 per item (one company here PAT tests for around 70p per item!). If only a few items they will probably want it done on an hourly rate and to PAT test, the minimum 1 hour would be more than enough to PAT test those few items listed (10 times over!!) any more than that and they are taking you for a ride.

    You can PAT test yourself too! It doesn't have to be a qualified electrician.

    There is no PAT test certificate. You get the green stickers on the appliances and, if requested, a print out of the results (or hand written in some cases).

    Periodic tests - at change of occupancy or every 5 years if I recall correctly. I can tell you that the local council here do not do full periodics either, 100% visual & 10% test is sufficient for them. (Also, NICEIC are scrapping the periodic certificates soon so things may be changing).

    Find a local M&E contractor listed in the Gas Safe Register and with the NICEIC and get on good terms with them, they will probably carry out the PAT testing on those few items for free if you give them the contract to carry out the annual landlords gas safety checks and periodic inspections.
