Flashing on Conservatory

...I don't do it often but the neighbours have started complaining ;)

We are ready to exchange contracts on house move and buyer wants repairs to loose flashing on Conservatory (Where conservatory roof joins house)

There is currently a silver tape with bitumen backing which is in a bad torn and in a bad state. This is what needs replacing - approx 10ft. There have never been any leaks. What would be a fair price to get this tape replaced. It is slightly inaccesable which I suppose would reflect in the price. I have someone coming to look at it this afternoon and mentioned somewhere in the region of £200. Whilst I'm not woried about the cost (Got a really good sale price on the house), I don't like to get ripped off.

    the tape itself is cheap - less than £10 depending on width

    So it really depends on the access problems but £200 seems a hell of a lot

    Avoid the stick on flashing its crap to say the least you will have the same trouble again in a couple of years time, proper lead flashing is what you want a roll of lead isnt expensive

    The cheapest way is for someone to cut into the bricks in a straight line this is what we have done on ours, when the flashing is stepped it makes it expensive and £200 sounds about right and about £120-£150 without stepping.
