Flashing on Conservatory

...I don't do it often but the neighbours have started complaining
We are ready to exchange contracts on house move and buyer wants repairs to loose flashing on Conservatory (Where conservatory roof joins house)
There is currently a silver tape with bitumen backing which is in a bad torn and in a bad state. This is what needs replacing - approx 10ft. There have never been any leaks. What would be a fair price to get this tape replaced. It is slightly inaccesable which I suppose would reflect in the price. I have someone coming to look at it this afternoon and mentioned somewhere in the region of £200. Whilst I'm not woried about the cost (Got a really good sale price on the house), I don't like to get ripped off.

the tape itself is cheap - less than £10 depending on width

So it really depends on the access problems but £200 seems a hell of a lotTANSTAAFL !0 -
this thread isnt at all what i hoped it was

Avoid the stick on flashing its crap to say the least you will have the same trouble again in a couple of years time, proper lead flashing is what you want a roll of lead isnt expensive
The cheapest way is for someone to cut into the bricks in a straight line this is what we have done on ours, when the flashing is stepped it makes it expensive and £200 sounds about right and about £120-£150 without stepping.0
