    If you found a similar property at £10k or £20k less you might well be prepared to abandon your outlay so far.

    they are just covering their backs.

    chances are, if someone requests to view the property they're told it's under offer.

    the EA's may be gunning for you and it could be the vendor has insisted it remains on the market - for the EA you will be a dream buyer as no chance of mortgage being refused, as is happening so often at the moment.

    however you could always get a friend to call and request a viewing.
    if they are still conducting viewings it's poor behaviour but there's nothing you can do at all. they have you over a barrel as they know you've paid the fees.

    it's very easy to lose the K or so buyers have to pay at the beginning and throughout such an uncertain transaction - it's just a very expensive gamble until exchange.

    why do we have this stupid system??!!

    We were in the same position, the sold sign went on the board after our offer was accepted but the online pics were not marked at all. EA said it keeps people calling in and then they can steer them onto other similar properties.

    We called up a couple of random times asking for a viewing of it etc. keen to move straight away and that, they just said sorry its sold STC but we do have this property near by etc.

    If you’ve found a house you really like, enough to put an offer in, i don’t think you will walk away because it doesn’t say sold STC. Call up and ask for a viewing, if they say no then you have nothing to worry about.

    We bought a house back in May, completed on 21st and moved in, so weve been there nearly 5 months

    And the estate agent still has our house on rightmove and on their website, weve asked constantly for them to take it off but its still there.. Still showing as SSTC

    i used to work for Your Move and we wouldnt take house off the market until we had proof of funds. That said you are in a great position i,e., no chain cash buyer. I think there needs to be some give in their part. Personally i think you're being generous letting them still advertise with under offer attached. Think you need to speak to the estate agents you are buying through and get some compromise.

    Spoke to agent I;m buying through today and they say its the other agents not the vendor's fault. Prime Location in particular has been told to add the under offer sign - we'll see.

    Dont let this 'small' issue stress you out even more during this process, im sure it will all go through fine!

    Maybe if it's multi agency marketed, one of the other agents is leaving it up in the hope of grabbing the commission?
