    the best one is work as a sales negotiator on a housing development and wait all day for few visitors, go outside to take the open board in say 5 mins before closing and i will guarantee that at least 5 cars will pull up with at least 10 kids.
    These people have arrived early to visit relatives who have moved into the development and just want to see what the show home looks like!
    My nickname on site is Auntie Wainwright as so many of these lovely visitors were not looking to buy a home but guess what, they did!
    Many also go away empty handed but with good decor ideas, but by word of mouth, manage to bring you in other customers so in some respects Tyre kickers, (we call carpet treaders) are worth the trouble it takes to be nice.

    Yes it is.


    The programmes tell you to de-personalise your house by making the colour scheme more neutral and to remove fluffy trivia and family photo's etc.
    This is very sound advice, and if you are able to do it try and detach yourself a little bit emotionally at the same time.


    This is a bit difficult especially if you have lived in your home for a long time and have lots of lovely memories of the place. BUT it does save you a lot of heartache when you have to endure having a lot of total strangers trampling through and staring at your home.

    I think also that some estate agents don't help.... quite often they try and sell your house by marketing to people to whom it doesn't meet their requirements - but still persuade them to "look".

    Also many viewers don't seem to research the area - just turn up and then don't like things.

    Don't get me started on estate agents. What does the training course for estate agents involve; learning how to ignore everything a potential buyer says apart from how much they have to spend.

    All the agent is interested in doing is getting viewings to demonstrate that they are marketing the property.
