  • Hi, this is my first posting here after seeing Martin on The Wright Stuff and I was wondering if someone could offer me a bit of advice please? I followed the instructions to see if we're due a rebate on our council tax but there have been no houses like ours sold since 2000. So as we bought our house for 65,000 in 1998 I put that instead and it came up as 54,000 in 1991 (we're band D) so would that be enough to take ot the council? Also we had an extension three years ago (just to the kitchen and dining room - no extra bedrooms), could they reband us for this?

    Sorry if this has already been answered, I've done searches but can't find anything.

    On the SAA site (Scotland) the 'effective date' for all the houses in our street is 1st April 1993. Should I therefore work out 1993 prices, both backwards from the most recent sale and upwards from the table given with Martin's instructions?

    No - " effective date " means the date at which the banding on your house came into effect. In short, when the occupants started paying council tax.

    However, houses are banded to the price level such as they would have attracted on 1st April 1991, so you should work out the value for what a house would have sold for in " Scotland " ( as the Nationwide would have it ) as of 1st April 1991.
    Thanks. I think I have them on two counts. Although the houses all look the same from the front some of them have an extra room but we're all the same band (E). On 1991 prices the banding appears wrong anyway, but I will double check that :)

    Has anyone claimed by contacting their local assessor, or must it be done through the SAA website?
  • Well, you'd need to be able to explain why you didn't put a proposal in back in 1998, I'm afraid.

    But your subsequent extension would have no impact on your banding - you can do what you like to your house but the VOA will only put your value up after you sell it, thus affecting the NEXT owner.


    Thanks for the reply. I've just compared our band with our neighbours and out of 6 identical semi detached houses on our street 4 are band C and 2 (ours and next door) are band D. Would this be reason alone to ask for a review do you think?

    Proposals should be made within 6 months of becoming the taxpayer otherwise your proposal may be invalid
