Hmmm..again, was that there in 1993 ? If so, the VOA would have been aware of it, and taken it into acount. Moreover, it's possible that the houses on one side are valued high, whereas those on t'other side are lower down the band, but nonetheless both values are in the band width for B.
Again, those houses might well be high up in the band ?

What is the best chance to get a refund:
1. Is it if other houses around me (that are the same) have a different code?
OR
2. If the HPI with Nationwide puts me in a lower group?

Our two identical semis differed by TWO bands.
I was hoping for a WHOPPING refund, but they put me down a band and the adjoining house up a band.
Needless to say he was not happy with me.0 -
I'm considering asking for the band to be looked at on behalf of my sister. She lives in a Close with 20 similar houses. 3 are band A and the rest (including hers) are B. The house was purchased in 1989 for around 23k and there's no way they were valued more than 40k in 1991. On the NetHousePrices web there are 7 sales in the Close, and using the 1991 converter I include that price next to the actual sales price below.

The VOA seems to put more store on 'solid' evidence eg. actual house price sales and comparisons between houses than they do on the Nationwide House Price calculator, in my experience. They also sometimes say "Ok, yours is in a higher band, the others must be wrong". Sounds crazy, but it happens!

This is my first post on here so I would be grateful if someone could help me out with my question. I have done a search through the 28 other pages and couldn't find anything to answer my question!
Firstly, I rent the property I am in at the moment. Can I still claim back unfair council tax as it is me that is paying the CT whilst im in here!
Secondly, the property was converted from I think a derelict building a few years ago. The building is grade 2 listed, and was built easily over 130-150 years ago. So can I still use the reverse calculator?? I have done a provisional calculation and according to that, I am overpaying!!
Im pretty tempted as I am of the "what have I got to lose" mentality. Even if the band went up, I move out in a couple of months anyway!
So any helpful feedback will be gratefully received!!

PS thank you to MSE for all the help! I have saved hundreds already, and it helps me shed off my unwanted debt at a greater rate of knots which can only be a good thing!0 -

i have looked at all the properties in my road-
all ok ,im on the same band as properties close to mine-band c
HOWEVER, in 1991 mine wasnt worth band c,me thinks.i bought it in 1996 for 42k,ok needed work,but not worth 58k(for band c),i'd say the 47k it was for sale for.-
so could the 42k be enough to prove the value?-or am i batting on a sticky wicket?-cos if im right all the other properties are wrong also????-

thats the thing it wasnt worth 58k till after 1996,i think it was done then on bedrooms/perhaps?

Thanks to this site I got my house re-evaluated and the rate reduced, but I wonder if the previous owner can make a claim for some council tax back pay based on MY appeal having come through? I know them and want to spread the wealth if possible.
