  • Hi All. Im a total newbie on the site, so please go easy on me!! I have read the article on reducing your band on the main site, gone through the process, and have had a reply advising that they will not reduce my band. I do however have evidence of at least one comparable house in my street that is on a lower banding, and of comparable houses on other streets adjacent to mine on lower bandings. A colleague of mine challanged his banding (on a new build!), and advised me he went to a tribunal where he had to provide evidence. Has anyone else heard of this, and would anyone give me any advise on the way to proceed next? Thanks in advance.

    with all the bad look im having with this i bet that if i got chance of another appeal i would get blood relatives of previous panel,cannot get more evidence than i have 70 or so com parables ,could only use 15 tho all excepted by vt, sales evidence in 1991 two of,one 1990 sale price evidence, but was not good enough the vt said they found it difficult to decide who evidence was the best,but just because the lo com parables was all built by same builder they chose his even tho half of his was 10-12 sqm bigger than mine (extra living room) and selling for upto 16k more than mine with in a year,all dominating huge corner plots the lo seem to class these has com parables, now to me anyone that is impartial would think twice, they cannot be true com parables surly if so why size difference and price difference,lo won on tone of list on all dismissed , determined vt ,i find it amazing how something can be won when NO evidence was produced ( occupiers own fault) and how does tone of list win over all evidence i have.not a good start to new year .:mad:

    Unless you appealed against your band within 6 months of becoming the council taxpayer, I'm afraid you are not entitled to a tribunal hearing.

  • Hi, first time on MSE.

    I've today submitted a proposal for a change in my Council Tax banding (my house is one of 3 in a row of ten identical houses in band B, whilst the others are in band A).

    I've checked the Nationwide calculator which gives a valuation of my home in 1991, of just over £23,000.

    The Assesor called me today to say they will look into this, but as i've been in the house since 2000, i wouldn't be able to make an appeal.

    Does anyone know how this works in Scotland? I've seen suggestions that the being in the house for over 6 months maybe makes an appeal more difficult, but doesn't mean you cannot appeal.

    You have made a good start, but hit the common brick wall of having been in your property for more than 6 months. All is not lost, however. If you can find a simillar property to yours which has had its band changed at tribunal in the last 6 months you are entitled to a tribunal on the strength of that. You need to keep a close eye on the VT website's list of tribunal outcomes to find one that matches your property. This worked for me and many others.

    Just wondered if anyone can help me out a bit....put a re band claim in as have done all the checks and it clearly comes out that property is in wrong band should be an A but is in band B there is also someone down the same stree only a few doors away in band A..Sent all information over to VOA was informed they are very busy so sent it off to an independent evaluator to look at this and he came back and said no it is in the correct band and that any information found online cant be taken into account and that the proerty will stay in band B.
    i said i was un happy with the outcome so i have had to send it back to my local office to take a second review on the reband.
    Has anyone else had the same problem and what was the outcome, another family member had the same problem with the same evaluator there house was between 2 three beds all a band B and her home came up that is should be band A but was reused to???????:mad:

    I'ld like to appeal against my tax band, but Im nervous that if I appeal then there's a chance the neighbour's band will go up! How probable is this? The neighbours are in the same band, but they have done a few renovations.

    I'm ex VOA and this is a new one on me, outsourcing CT band queries.

    I have asked for a second review so fingers crossesd as it this has to be done in my local voa.
