    Here he goes again, "where I live, property prices are rising". Whoopee do. I worked in London recently (nr Vauxhall Bridge). Property prices are very high, and have no doubt been rising at a higher rate than most other areas in the country. Prices are 5-10x higher than where I live. I bet if you were living there you`d have a permanent semi, and I`m not talking about where you live. And no doubt you`d be bragging about how prices have reached new astronomical levels, and the :beer: would be flowing freely.

    Guess what ? I couldn`t wait to get back home. I`d hate to live there. I suspect that a lot of people who live there aren`t too happy in their own little over priced world. Maybe some are, good luck to them. Maybe some will profit from HPI, and move to a cheaper part of the UK. But please, Hamish, do us all a favour - don`t get the same idea. I hope that Aberdeen prices continue to rise forever, that will give you the incentive to stay there. Not only that, your posts emphasise what a nice circle of friends and family I have, who don`t celebrate every % of HPI. In fact, most of my friends find the whole situation rather worrying, as a few have children who will no doubt struggle to afford to buy their first home.

    Anyway, I`m glad you`re now happy, yesterday must have been quite traumatic for you, with that nasty news from Halifax.

    No, where I live, a new peak price was recorded in the most recent data.

    Property prices should now ease over winter, as they do every year in a seasonal market.

    But the important point is that 3 years on, prices are higher than they were in the previous absolute peak month of July 2007, and in fact prices never dropped below 2007 levels in any month over the last 3 years.

    A useful reminder that in many places, delaying purchase can be extremely damaging to your financial health, even with the biggest crash the UK has even seen.

    Or Scottish house sellers are just really, really tight. Which, given the fact that copper wire was invented by two Aberdonians fighting over a penny, seems a more likely explanation.:D

    Prooves my point in the Halifax -3.6% thread where some thought it benefitted their bargaining power and I said that if you are bargaining, you need to focus on your own specific locale.
