    No, not really.

    These are nice mid to upper market areas, but not the nicest, and the main Union street city centre area.

    We have slums here too.... Torry, Seaton, etc.

    And we have areas full of million pound plus mansions, like Rubislaw or Queens Road.

    Aberdeen is like most other regional cities. Some bits are incredibly beautiful, some bits are pretty crap, most is in between.

    What will the average house price of 195K buy you in Aberdeen?

    An average house in an average area.....

    A 3 bed semi or terrace, mostly newbuild, perhaps a few of the nicer older granite ones but needing redecorated.

    These are all currently for sale and priced between 175K and 200K.

    Seriously mate, I can't see how you consider those prices to be reasonable and, additionally, want them
    to increase in price.

    I'd say about 100k would be a more realistic price.

    Whats Aberdeen actually like?

    Duthie park is nice in summer for a picnic. otherwise i find it to be dull grey and damp.

    But neither you nor I determine what a reasonable price is.

    The fact of the matter is that the people buying and selling these houses do so at the levels they sell for. Therefore, that is the price they are worth.

    And these prices are well within reach of a young couple on average pay for this area, at 3.5 times income. Or indeed even a single person with a bit of equity from a starter flat behind them.

    And those houses would rent for a yield of somewhere around 6% or 7%. So renting is more expensive than buying from day one.

    Ignoring for a moment the crazy levels of debt that was made available to fuel the boom,
    who else but buyers and sellers set the price?

    I was watching the news yesterday, & some economist was talking about the coming cuts to social services etc etc & how much more it would be felt in scotland ! It may take longer, the higher it goes the bigger the fall, just like Ireland !

    Just curious Hamish where are the bungalows? Looks a bit like Anderson Drive south, but not busy enough perhaps?

    I used to go to school in one of the nice areas you mention. I have to agree it is indeed very nice. I went back there last May. I took my daughter for a weekend at Malmaison, which is a few doors along from my former school . My daughter loved the area. We then went out to the beautiful Old Aberdeen to see Scottish Opera perform and King's college and took a route through some quite run down areas and she was less impressed. I was surprised by the number of homeless people in the city centre. The Saturday afternoon was lovely and we walked back to the hotel from the shopping centres. We passed at least six homeless people. It is certainly a city of big contrasts.

    Just browse ASPC for 3 bed houses 175K-200K.

    There's only a couple of pages.

    The really strange thing about the homeless people is that a surprisingly high number of them have glaswegian and english accents. I'd go so far as to say the majority of the ones I see are not actually from Aberdeen.

    You do see a lot of them begging/hustling/busking on Union Street, yet late at night they're all back in their shelters and hostels. I've never seen one sleeping rough.

    I often wonder what the appeal is of Aberdeen compared to elsewhere? Perhaps our emergency accommodation is less full/more generous than elsewhere, or the returns on begging/busking here are higher?

    I must remember to ask some how they ended up here next time I'm out. :think:
