    At the end of the day, it's the seller who decides what price it should be marketed at. And anyway, the EA works on behalf of the seller, not you as a potential buyer. Prices houses are marketed at do not necessarily bear any relation to what they are 'worth' nor what they will eventually sell for.

    But surely if estate agent knows his beans he will know its overpriced . I know tip top condition its worth 250k . with 50k worth of work its worth 200k ................... but you arent going to go through all the hassle for nothing are you ................. unless you are my missus :j

    No matter what the EA says, the seller could well have insisted that the house go on at the £220k (even if the EA wanted to put it on at £200k).

    The estate agent said when all the work was done it could be marketed at 300k ( marketed not sold ) no way in hell . whats the point in putting it on for 300k when its only worth 250k . it looks like to me that estate agents are marketing houses at 2007 selling prices and expect the 10/15% drop . this makes the buyers think they have a good deal , well the ones who dont know any better !

    The estate agent did say that the house was open all day and they had viewings all day !!! he also let slip the owner is getting divorced ?
  • I think you might have to accept that the seller just isn't going to be reasonable (in your eyes) about what the house is really worth and then you can either

    a) Walk away and look elsewhere
    b) Up your offer

    Given this place needs this much work, I would think it will really restrict the numbers of people who will seriously consider it. Might do you good to walk away for a month and then maybe contact the EA again and see if the seller has had a rethink?

    b) Up your offer

    Given this place needs this much work, I would think it will really restrict the numbers of people who will seriously consider it. Might do you good to walk away for a month and then maybe contact the EA again and see if the seller has had a rethink?

    I will put an offer in of 175k if it gets refused i will walk away . think thats the best option

    That is poky. The lounge/diner is just over 8' wide at the lounge end!

    In that price range, I would rather go for a decent-sized semi before this property.

    Its a mistake its 12 foot wide , looking at front of house , by 9 foot long

    dining room is same width but 9 foot long also

    so really its one big room as there is an archway that measures 12 foot x 18 foot .
