We are in the middle of selling our house and the buyers Solicitor said we agreed to replace Flashing on our conservatory. We didn't actually agree anything but are willing to foot the bill if need be.
Can anybody give me a rough indication of cost - Conservatory is approx 10ft.
Also if i get quotes would you advise to get the work done or reduce Sale Price accordingly. I'm concerned that if we get it replaced, buyer will subsequently complain about work being sub-standard. If I reduce price they can be completely satifisfied with the work done.
Second question is house were buying. Has a private sewer with 13 other houses in street. Has had problems in past but none since 2000. Our solicitors have recommended a drainage survey (approx £150 when I Googled it). Are private sewers to be completely avoided. I gather costs can be very expensive if serious problems eg drains collapsing.
Any help would be much appreciated

In answer to my 2nd question (Been Googling again!) the DEFRA website says that nearly 50% of properties are connected to private sewers.This somewhat alleviates my concerns about avoiding them.0
