    The average band A charge across the country is around £950 p/a.
    I no longer work in Council Tax Recovery but instead work as a specialist Council Tax paralegal assisting landlords and Council Tax payers with council tax disputes and valuation tribunals. My views are my own reading of the law and you should always check with the local authority in question.

    Perhaps she's in Scotland where I understand "water rates" are included in CT payment.
    If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales

    Here in Glasgow, where the CT is quite high, a band A property is just over £1070 including water, so for a single person that would be about £768 per annum.

    I guess I have wrong information. I thought band A was the highest.

    So as it's the other way around the £200 cost she gave me must be wrong, I will check the bill myself.

    Perhaps I get to keep my workshop after all. :D:D

    £200/month, assuming 10 months, on a top band property where CT is £2000/year would mean the figures would stack up.

    She'd get the single person discount, so £150 ... but really somebody should have spotted before now that she'd become liable for the full CT. Greedy agents probably just wanted their commission. It's not their place to tell her, but to get a room let out for their client ... but it's a shame they didn't kind of drop it into a general conversation about renting when she first looked - they could have got her in somewhere else and still trousered their commission.

    It may also be that the council do a 10 month payment scheme so as we're in October, she has to pay 6 months (or more, depending when she moved in) CT in 4 months (Oct, Nov, Dec and Jan).

    If the occupants of the house each have their own separate tenancy (e.g. sole use of a particular room plus shared use of kitchen, bathroom etc), where the landlord would be responsible for finding a new occupant if one moved out and/or the bedrooms have locks on the doors then the property may be considered a HMO (home in multiple occupation) in which case the landlord may be liable for any Council Tax to be payable. (HMO definition for council tax differs from other HMO definitions - e.g. licensing).

    The landlord may then not have any power to increase the rent charged to cover their additional expense depending on how the tenancy is written so they would likely be quite miffed. Not a bad route to investigate if they are not expecting to stay very long.

    Check with the local council tax department to see if the landlord should be made liable.
