Dormer extension Vs Sunroom

Hello all,

Firstly let me start by saying I’ve no real ideal of DIY/Building and house ownership in general (I've had my first home for about 6 months)

My Fiancée and I have the opportunity to spend some money extending our home. What I’m after is advice on which of these 2 options would firstly add more value to our home and secondly be more value for money (cheaper?)

I know it’s impossible to give a price as there are so many factors but maybe you kind folks could point me in the right direction.

The first option and my preferred option I think would be a Dormer extension at the back of our home. We live in a Chalet Bungalow with 2 rooms upstairs both around 16*11. There is a tiny landing between and a small hot press. My theory is that if we added a Dormer extension (the brick type) and squared off the house we could fit a bathroom where the hot press is between the 2 bedrooms. This could also give us maybe 5/6 feet more in each room making them around 20*11 (minus whatever is taken from each room to facilitate the bathroom).

The 2nd option is fairly standard, a Sunroom coming off the side of our current dining room. Although this would be nice there are only 2 of us and we currently have 2 good size reception rooms.

The downside to our home is the bathroom which is fairly small (maybe 10*6 at a guess) and the previous owner removed the bath and fitted a double shower cubicle. I have read that a 2nd bathroom is quite sought after.

Opinions please? Any advice welcome.
