  • Just make sure you keep an eye out for bargains for the house and buy them as you are going along in anticpation of the next job. Thinking of your bathroom.....Screwfix had a half price offer on a heated towel rail the other week - don't know whether it is still on or not??

    Considering how much I've just spend doing the basics on my house (Kitchen, plastering, painting, carpets new shower, taps etc) I would say it is impossible to do what you need to for 10k, but good luck trying!

    I for one am interested on hearing how you get on as we have just bought a victorian cottage which needs a similar amount doing.

    We have finished renovating a flat which we are selling this year but my husband is a jack of all trades. We did the electrics DIY and had them signed off by a sparkie friend, plastering DIY, we bought end of line items on the bathroom and kitchen, inlcuding tiles, bathroom stuff etc. We used vouchers from our wedding/borthdays/xmas to buy household furnishings, we got solid oak flooring from ebay for next to nothing (although we did have to pick it up 200 miles away we still saved hundreds of pounds.)

    We basically needed no tradesmen although we may for the next place. It's amazing what you can find when you're not in a hurry to buy. We had a full bathroom and tiles behind our sofa for 3 months until we were ready to do the bathroom. When you see it, buy it.

    Wickes often have their end of line stuff at the front of the shop and it is PRICED TO SELL FAST. Get in while you can and you can get amazing bargains.

    The flat cost us 3k, looks top notch and everything was top quality - even if we bought it cheap. The biggest saving was doing it ALL ourselves - the electrics alone would have been 2.5k if we had needed an electrician.

  • Im just doing up a house and here some prices from what ive just done.

    New electics - I had full electrical survey / report done. Cost £65. Flagged up that all wiring was okay (even though 50 years old), but fusebox was ancient and no bonding on water / gas pipes. I had a sparky come out fit new fusebox, add bonding to pipes and check it all out - £300.

    Central heating (inc 7 rads) - Not had done yet as existing radiators are fine, but boiler needs replacing. Had 2 quotes, £2000 and £2700 to do this work.

    Damp Proof course - Im not bothering with this, but neighbour just had his done £400.

    Redecorating throughout - Ive just done 2 bedrooms... new coving came in at £40, 10litre rub of white emulsion was £10 and 10litre tub of magnolia was £11. Tin of gloss paint was £7. Adhesive for coving was about £10. So thats about £80 to do 2 bedrooms. Carpets on top of that were about £200 per room.

    One wall knocked down and rsj put in small room - Knocking wall down is easy, ive just done that myself with hammer & chisel, took a good day to do. RSJ`s are expensive and hiring acro-props.... I didnt need those, so not sure on exact price.

    Two new small windows - dunno.

    New bathroom - Just done mine, sink £27.50, toilet £50, P shaped Bath with shower screen & side panel £187, Thermostatic mixer shower £50, Taps for sink £40, Taps for Bath £40. Tiles for wall £180, adhesive £11, grout £10. Plumbing fittings & pipe £100. Its taken me about 3 days I guess in total to take old bathroom out, fit new one and do all the tiling. Just need to do the flooring and fit a blind and it will be finished.

    New Kitchen - How bigs a piece of string. Depends on what you want and size of kitchen. Ive just fitted some units in my utility room. 3metre cheap laminated wood worktop was £35. Kitchen units from b&q were £56 for 1000mm double base units. Doors were £18 each. I think Wickes incl the doors as part of the base unit pack and so are cheaper. Shop around for handles... I got mine for 3quid each in the end.

    Maybe a bit of plastering, say 2 ceilings worth. - Expensive... I had a quote of £300 to do 2 walls. In the end i bought the plaster & tools myself for £50 and did them myself. With regards to ceilngs, have you looked at doctor wall paper, which can hide all the imperfections.. maybe cheaper and easier.

    Fireplace - You can get el cheapie electic ones now for 150quid which look nice incl surround. If its a gas one, they are more expensive and have to get corgi bloke to plumb it in. Real fires - get a chimney sweep out to check the chimney and clean it before you use it.
