Really impressed with our surveyor

He came out to do the survey yesterday. I know on here quite regularly there are FTBs freaked out by what comes up in the report, and I was expecting our eeeek moment (although I had a pretty good idea what would come up) when we open the big envelope - very very surprised he took the time to ring us this evening at home and talk through it all before sending the report off. Gave us an honest assessment of how long we had left on things that were going, and basically said they always look like a list of horrors written down in order to cover their own backs but these were the things he actually thought were important to us.
One biggie which we knew already - the roof's entering its retirement home by the seafront years. We knew that - the talk of the street for about the last year has been people starting to budget to get theirs done - he reckons it needs some basic work fairly soon to shore up some slipping slates that's only probably a morning's work for a roofer, and that there's about a decade max left in it (which is better than I was expecting to be honest considering the age of the houses). Hopefully neighbours get theirs done first so we can steal recommendations for good companies on that front.
Shower tray is leaking slightly - again we spotted that one on the viewing and have the in-laws on the case to fix that when we move. There's a small amount of damp on one of the downstairs walls... surprisingly below the leaking shower! Again - he wasn't worried about it, and knowing the layout of the house I'm pretty sure it's just from the shower tray coming slightly away from the wall... oh and the shower needed cleaning - he actually said that bless him!
The other one was a bit of repointing needing doing on a side wall - he took the time to explain how it was slightly more important because of how the house had been constructed but again that it wasn't any real biggie.
More importantly - the valuation comes in nicely above what we're paying which should be the last hurdle to keep the mortgage bods sweet... but yeah, I'm really impressed that he's gone through everything so thoroughly prior to sending the report of inevitable FTB terror out to us!
