Another one!-How much to offer on a new build in south west

Hi Please help me, I think I may be about to buy a house with my heart not head!
I have found a new build bellway 3 bed terrace for £162,000 but in this climate I really don't know what I should be offering.
I have seen other posts that would suggest an offer anywhere betwen 10-30% lower than list so very confused. :huh:
I have a property to sell but that shouldn't be an issue so really could anybody help me and advise if an offer of around 20% below asking price on a new build would be acceptable?
I love the house and its perfect so don't want to loose it but cant raise the funds to meet the asking price- your help is deeply appreciated!

to see if there are any other similar properties have sold recently and how much for

It's the mighty Swindon!
Yeah had a look on right move but not really any around that are like this one, 3 bed terrace etc. Swindon has massive fluctuations in price depending on area but for the area that this property is in there are not really any 3 beds selling and non recently, all 2 bed, 4 beds and flats!
