christ, id expect to pay more if the place had a new boiler just fitted!!!0

If money is so tight that you are worrying about finding money for a new boiler is this the right house for you?
You say the house needs 'quite a bit of work' please ensure you have a contingency fund, work always cost more than you plan for and extras always need doing. If you don't have £600 spare this house could leave you in real financial trouble.
I would always ask for money off a house but probably not for it having a new boiler that is a cheaper quality than I'd like.0 -
If the boiler is new it will have all the "gass safe" certificates, and electrical certificates with it.
Best advice would be to get British Gas to inspect it, and then take out their insurance, that way if it ever breaks down you are covered...... just a thought (Our new boiler is insured, and with every house that we have bought i have taken out insurance)0 -

Print off some reports where the boiler is stated to be rubbish.
Right, so some unqualified reports potentially written by the buyers mates can be used to get a new boiler?
May as well ask for a new roof as that will fail at some unspecified date in the future too.0
